Perform general maintenance and repair of installed building equipment requiring practical skill and knowledge and general maintenance skills. The General Maintenance Worker performs general maintenance in such trades as painting, carpentry, plumbing, masonry and electrical work (if properly trained in electrical safety awareness and work). Work involves a variety of the following duties: Replacing equipment when not economical or feasible to repair, using plaster or compound to patch minor holes and cracks in walls and ceilings, repairing or replacing sinks, water coolers and toilets, painting structures and equipment, repairing or replacing concrete floors, steps and sidewalks, replacing damaged paneling and floor tiles, hanging doors and installing door locks; replacing broken window panes; and performing basic electrical repairs if trained at that appropriate level. These electrical repairs are typically: changing fluorescent light ballast, repair or replacement or electrical light switches, and assisting electricians in basic electrical repairs as approved by management.

Duties

  • Perform preventive maintenance and monitoring activities on equipment such as Evaporative coolers, warehouse access and Fire drop doors, gauge readings, clean and change filters, and replace belts, and a variety of general maintenance installed components.

  • Perform facilities requiring mechanical, plumbing, welding, railroad maintenance, dock leveling, signs, fuels, sheet metal, masonry, roofing, electronic, generators, carpentry and plastering maintenance and repair, and minor electrical work if trained to do so.

  • Assist skilled plumbers, electricians and other maintenance staff in performing more complex maintenance, repair and construction activities.

  • Paint buildings and equipment, patch plaster walls and repair or replace tiles and other wall coverings.

  • Repair and construct wood and metal equipment, furniture, doors, shelves, floors, security screens and other fixtures.

  • Open stopped sewage and drain lines; replace or repair faucets, toilets, sinks, valves, water lines and other plumbing equipment and fixtures.

  • Assist (If trained), to repair and replace electrical outlets, light fixtures, switches and other controls, repair electrical motors, and assist in running commercial generators and communication equipment.

  • Working knowledge of machines, equipment, materials, operating practices,

  • Repair, adjust and calibrate a wide variety of machines and equipment such as general office equipment and kitchen appliances.

  • Be familiar with the Quality Control/Customer Satisfaction Plan (QC/CSP) requirements and perform QC/CS actions are required.

  • Perform other related work as assigned.

Qualifications

Education

Minimum Education: High school diploma or its equivalent. May be substituted with 3 years of direct experience in general maintenance and repair activities in a facility maintenance or similar working environment

General:

  • Requires 3 years’ experience in general maintenance and repair activities.

  • Work includes preventive maintenance activities, assisting skilled trade workers and/or repairing various equipment and structures.

  • Possess specific knowledge of commonly used concepts, practices and procedures used in maintenance and repair.

Skills, Knowledge and Abilities

  • Thorough knowledge of the standard tools and practices of the various trades such as mechanical, plumbing, painting, welding, railroad maintenance, dock leveling, signs, fuels, sheet metal, masonry, roofing, electronic, generators, carpentry, plastering. Previous electrical training is a plus.

  • Ability to perform semi-skilled and skilled work in a variety of mechanical and building trades.

  • Ability to interpret and work from sketches, blueprints, drawings, and penciled layouts.

  • Ability to understand and carry out oral and written instructions.

  • Ability to instruct and direct the work of unskilled and semi-skilled workers.

  • California Driver’s License

  • Must be able to stand, sit, walk, bend and reach for extended periods of time.
